Good evening I hope everyone had a great week this past week. I missed last week’s report for personal reasons, so this report is for the last 2 weeks. Here is your residential real estate report for the week ending 2 June 2013. According to the Hinesville MLS there are 534 residential properties for sale in the Liberty – Long county area which is – 4 from the last report, of those;
47 are foreclosures -5 from last report
74 are builder properties +3 from last report
There are 141 pending sales + 4 from last report, of those;
42 are foreclosures +3 from last report
46 are builder properties +1
There were 33 closed transactions during the reporting period
I often talk about the importance of owning your own home, when you rent it is a house when you own it’s a home, or building your net worth by investing in real estate. However tonight I would like to encourage you to think about what will happen after you are gone (there are only 2 things guaranteed in life; death and taxes Lol) How will the real estate you own be disposed of? If you do not have a will many states have laws in which they direct how the estate is disposed of through the courts. If you have a will, how have you directed the disposal? You must be clear as to what it is you want to happen, if your, not it becomes an opinion of the heirs. I have been involved in the disposition of several estates and there is always that one that feels slighted or left out. Who will collect the rents or supervise repairs? Should the properties be held, sold or refinanced? It is up to you to be clear as to how your personal and real property is to be disposed of.
