Good evening, I hope everyone had a great weekend, mine was wonderful, walked with the Hinesville/Ft Stewart Shrine club hillbillies in the Reidsville wire grass parade and then went to Atlanta and attended my first Braves game.  Today I had an open house at The Preserves at Cinder Hill. Here is your Hinesville – Fort Stewart weekly residential real estate report for the week ending September 29, 2013.  According to the Hinesville MLS in Liberty and Long counties there are 520 active residential listings for sale, which is +5 from last week, of those;

38 are foreclosures +3 from last week

74 are builder properties -7 from last week

There are 141 pending sales in the market -1 from last week, of those;

33 are foreclosures -7

39 are builder properties +7

There were 17 closed transactions in the area during this reporting period.

Values are becoming a sense of urgency in our area, while compiling this report I notices that several of the closed properties this week closed above list price and over the course of the last 2 weeks I experienced several of the homes I was showing or going to show were already under contract, add to this that VA loan rates dropped back under 4% and that equals the market is trying to come alive especially the under $200,000 price point.  So if you are thinking of selling your home and you are under 200k it may be a good time to list it for sale.  I hope everyone has a great week, and remember I can help you with all of your real estate needs anywhere in the world.  Give me a call today and let me show you the way home.
