Think New Homes Cost More? Not Right Now.

Recent national data shows that the median sales price for a new home was $393,800 in July 2026, while the median sales price for an existing home was $431,400. That is a difference of approximately $37,600.

That does not mean every new construction home costs less than every existing home.

For buyers, those incentives can make a meaningful difference in both upfront costs and monthly payments.

Because a new home includes new systems, materials, and, in many cases, a builder warranty, it may also offer potential advantages related to maintenance and repairs. Warranty coverage varies, so buyers should review the written warranty terms carefully.

If you have been assuming new construction is automatically outside your price range, it may be worth taking another look.

The best option is not always the newest home or the oldest home. It is the one that makes the most sense for your budget, goals, financing, timeline, and overall needs.

Do Not Tour a New Construction Home Without a Plan

Before you visit a model home, it is worth understanding who represents your interests.

The sales representative in a builder’s sales office works for the builder and helps the builder complete the sale. In Georgia, a licensee working for a seller’s broker represents the seller unless another brokerage relationship is established.

Your own real estate agent can provide a different perspective and help you evaluate the transaction from the buyer’s side.

Many builders have registration policies that require your agent to accompany or register you during the initial visit for the builder to recognize the agent’s involvement.
