Good evening, I hope everyone had a fantastic weekend.  I did what I love to do, real estate, sign maintenance, showed homes to a first time buying couple (my sons age! Feeling oldL lol) and open house in The Preserve at Cinder Hill.  Here is your weekly residential real estate report for the week ending September 15, 2013.  According to the Hinesville MLS in the Liberty and Long county area, there are 494 residential listings for sale, which is plus 4 from last week, of those;

33 are foreclosures -2 from last week

70 are builder properties + 2 from last week

There are 140 pending sales in the area +2 from last week, of those;

39 are foreclosures +1

33 are builder properties +/- 0

There were 8 closed transactions reported this week, 5 of those were foreclosures the other 3 were builder properties.

I had the opportunity to speak with a young couple looking to buy their first home recently and they had a wide range of emotions running the whole spectrum from being scared, excited, nervous, anxious and confused, not necessarily in that order.  Most of all what they were looking for was someone to tell them everything was going to be ok and to give them the direction and purpose.  Whenever I first meet a potential buyer I immediately assess their wants and needs as well as their comfort level, so that I know how to approach them and give them a 10 minute first time home buyer class, much in the same way we used to do Sgts time training in the Army.  So when you are ready to buy your first home give me a call and let’s have a 10 minute chat so that I can help you understand just how easy it is to find the home of your dreams.   Have a great week everyone and remember for all of your real estate needs give me a call today and let me show you the way home!!
